What is a syndicate and why use one to invest in property ?

A syndicate is a legal structure in which investors pool capital to make a specific investment to buy a specific property. There are many reasons why you might want to use one:

  1. Syndicate with others on the same deal to reach the minimum ticket-size, which might be too high for an individual investor.
    This is useful for example if you want to access the middle-market which has typically the best opportunities because it is out of reach to the individual investor.
  2. Earn a carried interest or any other type of incentive fee on deals you bring to the table and get rewarded for sourcing undervalued properties, negotiating the terms of purchase and arranging the sale.
  3. Spread risk by investing smaller amounts in different properties.
  4. Build a track record without having to raise a fully fledged Fund, with Deal-by Deal investing. It is economically very efficient and is the best path to launching your Fund one day. (Some of the largest investment managers do all their investing this way!)
  5. Save costs that you might need to launch a fund which typically come with much more expenses and a much higher minimum capital to break-even.
